Wholesale AI staging. White-label as your own.
If your studio already sells staging, twilight, and sky work to agents, Listing House can sit underneath your brand at a fraction of what BoxBrownie or ApplyDesign charge — with 2-3 minute turnaround instead of 24-48 hours.
Happy to render 5-10 of your photos free before any commitment.

More than staging
Seven more tools for the photos staging can't fix.
Same $1/photo, same pipeline. Drag the sliders to compare. Every broker workflow Hometrack and BoxBrownie charge $20+ a photo for — built-in, à la carte.

Daytime → dusk.
Turn any daytime exterior into a magazine twilight shot — interior lights on, blue-pink dusk sky, warm path lighting.

Remove distractions.
A trash can, a parked car, a power line — tell us what to remove and we fill in seamlessly behind it.

Recover blown-out views.
Interior shots with overexposed windows? We restore what's actually outside the glass without touching the room.

Recover shadow + highlight.
Pulls back blown highlights, lifts dark corners, tasteful vibrance. Photorealistic, not the over-cooked HDR look.

Overcast → sunny.
Shot a listing on a grey day? Replace the dull sky with a deep blue + light clouds, lighting matched.

Revive the lawn.
Brown / dormant lawn becomes lush green. Surrounding plants, fences, hardscape untouched.

Murky → sparkling.
Green or debris-filled pool water becomes clean sparkling blue. Deck, tile, and landscape unchanged.

Two ways to work together
White-label, or wholesale API.
Pick whichever fits your studio. Either way, your clients see your brand, your turnaround, your prices — we just sit underneath.
White-label
Sell virtual staging as your own service. Our renders ship under your brand. You set the price to your clients, we handle the model side.
- Our renders, your brand on the front end
- You set the price you charge agents
- Bulk capacity — hundreds of photos a month
- Same 9 modes: stage, de-stage, twilight, sky, grass, pool, cleanup, SeeThru, HDR
Wholesale API
Plug Listing House into your existing pipeline. Programmatic access at a fraction of typical vendor rates, with renders back in minutes instead of next-day.
- Programmatic access to every mode
- 2-3 minute render time per photo
- Fraction of BoxBrownie / ApplyDesign rates
- Drops into your existing editing pipeline

How we're different
Everyone uses the same models.
We just know how to use them.
Every virtual staging tool runs on the same handful of frontier image models. The model is a commodity. The prompts behind it are not. That's where we win.
Our prompts evolve themselves.
Other tools use a prompt some engineer wrote once and forgot about. We built an AI agent that writes new prompts, renders test images, judges them, and rewrites the prompts to be better — over and over. By the time you upload your photo, the prompt behind your render has been refined automatically, not by hand.
Then it specializes for you.
Inside the product, you upvote what you like. We save those renders and feed them back into your next one as examples. By your tenth listing, the AI has learned your taste — your furniture, your palette, your density. Other tools give every broker the same model. Yours becomes uniquely yours.
One foundation that gets sharper for everyone. One personal layer that's yours alone.

FAQ
Questions, answered.
How does white-label work?+
Your clients see your brand, your turnaround promise, your pricing. We sit underneath as the rendering engine. The simplest version is you keep your existing intake form and email flow and we plug in on the back end — you send us the photo + mode, we send the render back, you deliver it to the agent. Tighter integrations (embedded uploader, your domain) are also possible — happy to scope that on a call.
What does wholesale pricing look like?+
Wholesale rates depend on monthly volume and which modes you need. I'd rather quote you something honest than post a number that turns out wrong — get in touch with rough volume (photos/month) and I'll send a sheet back. As a frame of reference, the goal is to land meaningfully below what BoxBrownie / ApplyDesign / VirtualStagingAI charge per render.
Can I see sample renders before committing?+
Yes, and I'd actually prefer it. Send us 5-10 photos from your own inventory — empty rooms, weird lighting, oddly shaped NYC layouts, whatever you've struggled to white-label cleanly before — and we'll render them free in every relevant mode so you can A/B against your current vendor. No commitment.
What's the API like?+
REST-ish: POST a photo + mode + style, get back a render URL when it's done (or a webhook callback if you'd rather not poll). Same nine modes as the consumer product — stage, de-stage, twilight, sky, grass, pool, cleanup, SeeThru, HDR. Auth via a per-studio key. Full docs go to partners once we sign an agreement.
How fast are renders?+
2-3 minutes per photo end-to-end, typically. Compare that to 24-48 hours from traditional editing vendors. For studios that means same-day delivery becomes the default instead of the exception — which is usually the thing your agent clients actually care about.
What about California staging disclosure compliance?+
We output clean PNGs with no watermark and no model claims overlaid, so the staging-disclosure line lives in your studio's deliverable / listing copy per state rules. Some states (California most aggressively) require explicit disclosure that an image is virtually staged — that's a paperwork step your client handles, not a constraint on the render itself.
Who's behind this?+
I'm Brendan — independent AI researcher running Listing House. The product is real, the renders are real, and the partnership pitch is honest: I'd rather have a handful of studio partners doing serious volume than chase one-off agents. Reply to any of our outreach and you're talking to me directly.
Want to try it on your own inventory first?
Send us 5-10 photos from listings your studio has worked on and we will render them free in any mode you want — staging, twilight, sky, de-stage, whatever. No commitment, no sales call required to see the output.
